Tova LLC buys apartment buildings that are vacant or poorly run, renovates them top to bottom, and rents them to working families. We do this with a small group of private investors who want to own something real and understand exactly what they own.
The buildings we buy
Cities across the country are full of older apartment buildings. Many sit half empty because the owner ran out of money or patience. They are too small for large funds and too much work for most individual landlords.
That gap is where we work.

How a project runs
Every building goes through the same four stages. Each one has its own budget, timeline and checkpoint before the next begins.

Buy
We buy at a price that leaves room for a full renovation and a margin for the unexpected. Every building gets inspected and priced line by line before we commit.

Renovate
We renovate the whole building at once: mechanical systems, every unit, and the common areas, with permitted work and a fixed scope.

Lease
A local property manager leases the units to working families and handles the building day to day.

Refinance and hold
Once the building is full, we refinance at its new value and keep operating it for the long term.
